Identification (Always Required)

These documents confirm your identity and are required for all applications.

Government-issued photo ID (driver's license or passport)
Social Insurance Number
Proof of current address(Utility bill, bank statement, or lease agreement)

Income — If Employed

Standard employment documentation to verify your income.

Recent pay stubs (last 2 pay periods)
Letter of employment(Signed by employer, on letterhead, dated within 30 days)
Last 2 years of T4s
Last 2 years of NOAs (Notice of Assessment from CRA)

Income — If Self-Employed

Additional documentation required for self-employed applicants.

Last 2 years of T1 General tax returns (full)
Last 2 years of NOAs
Business financial statements (last 2 years)
Articles of incorporation (if incorporated)
Business license

Income — If Retired

Documentation for retirement and investment income.

Pension statements
Investment income statements
Last 2 years of NOAs

Assets & Down Payment

Proof of your down payment and other assets.

90 days of bank statements showing down payment funds
Gift letter (if down payment is gifted)(Plus donor's bank statement)
RRSP / FHSA statements (if using HBP or FHSA)
Investment account statements

Documents related to the property you're purchasing.

Signed Agreement of Purchase and Sale

Property tax estimate
