Ontario charges a provincial Land Transfer Tax (LTT) on all property purchases. The tax is calculated using a tiered bracket system where different portions of the purchase price are taxed at increasing rates.
If you're buying in Toronto, you'll pay an additional Toronto Municipal Land Transfer Tax (MLTT) on top of the provincial tax. The MLTT uses a similar bracket structure but with some different rates for higher-value properties.
First-time homebuyers may qualify for rebates: up to $4,000 on provincial LTT (for homes up to $368,000, with partial rebates up to $500,000) and up to $4,475 on Toronto MLTT (for homes up to $400,000, with partial rebates above that).
